Building controls essentially give you control over several elements of your building from either one central or several remote stations. These systems come in numerous forms with the most prevalent being Building Management Systems (BMS) and Heating, Ventilation and Air Conditioning (HVAC) systems. What Can Building Controls Do?
Your building controls will operate at differing levels depending on what type of system you have installed. Most building controls can be classed as a HVAC system, and essentially this is a control system that allows you to control the heating, ventilation and air conditioning of your building, often utilising a range of switches and sensors. These can be remotely activated, so rather than having to adjust the temperature physically in each room of a building, one user interface (UI) can be used to change settings such as temperature and humidity to ensure that a building is kept at a comfortable level for everyone who works within it.
Another type of building control is a BMS, also known as a Building Automation System (BAS). This type of building control will usually encompass the features of an HVAC system but also go a step further. A BMS can also control and monitor the mechanical and electrical equipment of your building giving further control over your power and lighting systems, and its reach can also include control over fire and security systems. These types of systems can be invaluable to those with larger premises to look after, particularly where security is a concern.
What if I have a Small Building?
A common misconception about having either a HVAC systems or BMS is that the installation and systems will be very costly, and that only large organisations can afford to have them. The advantage of a BMS, as with other electrical services that we offer at Lektron is that building controls are scalable. This means that your system can be tailored to meet your needs and requirements, regardless of the size of your building and business. Keep in mind that whilst there will be an initial outlay needed to get building controls installed, once in place and being operated effectively they can save you money.
What Are the Benefits?
Aside from the obvious comfort to those who work in your building and security and safety benefits, a BMS can actually save you money on your power consumption when used correctly. With a properly maintained system you gain control over the operation of numerous systems in your building, so for instance you can remotely adjust the heating in rooms which aren’t populated in the colder months by reducing the temperature, and conversely reduce the use of air conditioning in warmer months. You can also adjust when certain lights can be activated, for example only allowing security and safety lighting to be active at certain times of the day and a fuller lighting system being in operation during working hours. There are numerous approaches that can be taken to make your building more energy efficient using a BMS, and the best course of action will be dependent on the type of building your BMS is installed in and how your business operates.
Go High Tech with the Internet of Things
Many building controls can be operated from a computer, which effectively means that they can be connected to the Internet of Things (IoT). If you’re unaware of what the IoT is, it essentially refers to any real world physical system that can be operated through an internet connection. For instance British Gas offer a product called Hive Active Heating which allows you to control the heating of your home from almost anywhere with an active internet connection. This level of control is afforded by many building controls and ensures that no matter where you are within your building, or for that matter if you’re outside of the confines of your building you have control over numerous systems. This can be invaluable as a security device as it allows you to remotely monitor access to your building or to be alerted if there have been lights, heating or air conditioning being left on.
